Leasing & Application

Applications can be submitted fully online through The Allure website or BlueMoonForms. Non-U.S. citizens must complete a supplemental rental application.

A government-issued photo ID, proof of income, pet info, co-applicants, and completion of identity verification via Snappy and Checkpoint ID.
Typically 2–3 days, faster if all documents are complete. Management approval follows initial acceptance.
Lease terms range from 1 to 16 months for flexibility. Lease terms are subject to change without notice.
Approval considers income, debt-to-income ratio, credit history, background check, civil records, and rental history. No minimum credit score is required.
Residents can choose a flexible move-in date. Rent may increase if the move-in is delayed.

Utilities & Insurance

Electricity is provided by Pedernales Electric Cooperative (PEC), billed directly to residents.
Water and sewer charges vary monthly based on actual usage. These are the only fluctuating utility costs.

All apartments include Spectrum cable. Internet routers are installed in the master bedroom closet. Residents can contact management for more information.

Amenities

Amenities include a fitness center, dog park, clubhouse, outdoor fireplace, Cyber Café, and conference room.

Clubhouse hours match business hours. The pool is open daily 9 AM–10 PM year-round, with occasional emergency closures.
No, the clubhouse cannot be rented for private events. Guests may briefly enter but cannot stay for the entire event.
Yes. Fitness centers are equipped with sanitizer dispensers and wipes.
Packages are stored in the Luxer package room. Residents receive a code via email or phone for access.

Pet Policy

Residents are allowed two pets per household. Certain dog breeds are restricted at this community. The following breeds are generally prohibited per our pet policy:

  • Akita
  • American Staffordshire
  • Terrier/Bull Terrier (aka Pit Bull)
  • Presa Canario
  • Chow Chow
  • Doberman Pinscher
  • German Shepherd
  • Great Dane
  • All Husky & Malamute breeds
  • Rottweiler
  • Wolf/Restricted breed mix

Service animals are generally exempt regardless of breed. Management must approve all animals. Lease holders and applicable occupants are required to complete a Pet Screening Profile.

Residents must maintain an active PetScreening account. Pets are registered online per our policy, and non-pet residents must keep a “No Pet” profile current.

Tours

Escorted tours and self-guided tours are available so prospective residents can explore all types of floor plans. Virtual tours are also offered.

Yes. All guests must present a valid government-issued ID and complete online identity verification before touring.

Neighborhood

701 N Vista Ridge Blvd., Cedar Park, TX 78613, in a neighborhood north of Metro Austin.

Options include free uncovered parking, assigned covered parking, carports, and garages. Bicycles must use designated racks. Electric car charging is not available.

Yes, this is a gated community. The gate may stay open during morning and afternoon rush hour to avoid traffic within the community.

Residents can report noise disturbances with video evidence. Management can send courtesy notices and maintain anonymity if requested.
Grills are not permitted on patios, balconies, or in front of garages. Electric grills are allowed in designated areas at least 10 feet from buildings.

Submit online through the resident portal, via phone, in-person, email, or community chat. Urgent requests receive priority and weekend emergencies are handled immediately.
